Heating & Cooling Inspections

With the 29 Point + Inspection you receive:

Heating Season

  • Test for carbon monoxide leaks
  • Clean and inspect ignition assembly
  • Inspect flue draft and/ or inducer motor
  • Inspect inducer motor (if needed)
  • Inspect burner
  • Visually inspect heat exchanger for stress and wear
  • Measure volt amps on all motors
  • Inspect & tighten electrical connections
  • Inspect blower, lubricate if necessary
  • Test safety controls
  • Calibrate and adjust thermostat
  • Inspect humidifier
  • Check filters and or electronic air cleaner
  • Clean flame sensor
  • Inspect heat exchanger for carbon monoxide
  • Start and Inspect equipment
  • Inspect condensate drain
  • Inspect and adjust gas pressure
  • Check furnace drain lines
  • Inspect pressure switches
  • Check and adjust blower doors
  • Inspect and clean intake piping (venting)
  • Check temperature rise
  • Inspect high voltage circuits
  • Inspect low voltage circuits
  • Measure amperage
  • Calculate wattage usage
  • Change standard air filter*
  • Change humidifier pad*

In addition, for boilers, we inspect:

  • All Controls
  • Low water cut off
  • Safeties
  • Lubricate pump
  • Inspect site glass

Cooling Season:

  • Check refrigerant levels
  • Check superheat
  • Check sub cooling
  • Clean condenser coil
  • Inspect condenser fan motor
  • Inspect evaporator coil for proper drainage
  • Inspect drain line
  • Inspect condensate pump (where applicable)
  • Perform pump down test
  • Measure amperage
  • Inspect belt on blower (where applicable)
  • Check to see if outdoor unit is level
  • Check temperature drop
  • Shut down humidifier
  • Calibrate and adjust thermostat
  • Inspect high voltage circuits
  • Inspect low voltage circuits
  • Check compression ratios
  • Calculate wattage usage
  • Adjust service valve caps and connections
  • Inspect expansion valve
  • Inspect reversing valve (where applicable)
  • Inspect blower, lubricate if necessary
  • Test safety controls
  • Inspect for proper air flow on outdoor unit
  • Inspect and test capacitor
  • Check contactor for pitting or burnt spots
  • Inspect disconnect and fuses
  • Change standard air filter*
